Role Summary

The Senior Project Manager oversees complex construction projects and provides leadership in budgeting, scheduling, subcontractor negotiation, and billing accuracy. The role ensures project teams are aligned, risks are reduced, and all project requirements meet KCS standards for quality, safety, client satisfaction, and operational efficiency. The Senior Project Manager supports project teams by driving accountability, making high‑level decisions, and maintaining client relationships.

Core Responsibilities

LMA

• Leads and guides project teams with clear expectations and accountability.

• Provides coaching and development to Project Managers and project staff.

• Ensures project standards, processes, and documentation requirements are followed consistently.

Project Setup & Assignment

• Oversees project team assignments based on capacity, experience, and project demands.

• Ensures proper project setup including budgets, schedules, and key project documents.

• Confirms the project team fully understands scope, client expectations, and operational priorities.

Large Budget Decisions

• Reviews major budget assumptions and validates financial decisions during buyout.

• Approves significant cost changes that impact overall project profitability.

• Ensures budget alignment with client goals, project constraints, and company standards.

Sub/Vendor Negotiation

• Oversees major subcontractor and vendor negotiations on large or complex scopes.

• Ensures subcontract pricing, qualifications, and schedule expectations support project strategy.

• Provides guidance to PMs in resolving subcontractor issues related to performance or compliance.

Billings

• Leads the monthly billing process for complex projects ensuring accuracy and completeness.

• Verifies alignment between cost projections, work-in-place, and billing amounts.

• Supports PMs in communicating billing expectations and resolving discrepancies.

Key Measurables

Qualifications

Education/Experience: Bachelor’s degree in Construction Management, Engineering, or a related field required, with eight (8) to ten (10) years of progressive experience managing complex commercial and industrial construction projects. Qualified candidates must demonstrate the following:

• End-to-end project ownership, including budget development, cost forecasting, margin protection, subcontractor procurement, change management, schedule control, and accountability for final project financial outcomes.

• Proven leadership of project teams, including mentoring Project Managers and coordinating effectively with Superintendents, Pre-Construction, Operations, and Finance.

• Demonstrated ability to manage owner, architect, engineer, and internal stakeholder relationships while protecting the Company’s position and long-term client partnerships.

• Sound judgment and decisive problem-solving in high-risk or ambiguous situations, with the ability to escalate appropriately and resolve issues independently when required.
